Chalet Hotels is a hotel owner and operator with a growing commercial real estate annuity platform, reporting into a quarter where ADR-led RevPAR growth is running against an occupancy drag from newly added rooms and West Asia-related inbound softness. The print will speak to whether hospitality EBITDA margins deliver the promised normalisation, and how the ~INR30 billion FY27-FY29 capex plan and project pipeline are tracking.

The board is scheduled to approve the Q2/H1 FY27 results on November 4, 2026, with the trading window reopening on November 7, 2026.
The earnings call for Q2/H1 FY27 is scheduled for November 5, 2026 at 11:00 AM IST, hosted by MD & CEO Shwetank Singh and CFO Nitin Khanna.
At the 41st AGM held on September 21, 2026, shareholders approved a Re.1 final dividend, with the record date set as September 11, 2026 and payment within 30 days of approval.
The core question for this quarter is whether hospitality EBITDA margins deliver the normalisation management promised when it said margins would "return to previous levels or better" in "the coming quarter", after Q2 FY26 carried payroll +20 bps and utility costs +70 bps as a share of revenue.
The operating backdrop is mixed: July 2026 foreign tourist arrivals grew 5.34% YoY to 722,705, but the West Asia crisis re-escalated through the quarter with Gulf-route flight suspensions extending into late October, and power consumption ran up 11-13% YoY across July-September, a fresh utility-cost headwind for a hotel operator.
On the demand side, Q1 FY27 combined RevPAR grew 6.5% YoY to Rs. 8,582 on ADR of Rs. 13,247 (+8.5%) despite occupancy slipping to 64.8%, and Resorts RevPAR grew 19% YoY, while the rental/annuity platform held a 91% CRE occupancy with a monthly revenue run-rate of Rs. 290 Mn in June 2026.
Management's stated priorities frame the call: the ~INR30 billion FY27-FY29 capex plan funded largely through internal accruals, the Taj Delhi International Airport hotel targeting a partial launch by Q4 FY'27 after pollution-related delays, and the Koramangala residential Phase 2 handover in FY '27.
Capex guidance and funding mix: The capex plan was raised at the Q1 FY27 call and its phasing remains unquantified.
Taj Delhi Airport and Hyatt Regency Airoli execution

M&A integration and Mindspace ATHIVA MoUs
Management stated that over the last 2 years the company invested about INR19 billion in capex, of which INR15 billion came from internal accruals. The current guidance is ~INR30 billion of capex over FY27-FY29, funded largely through internal accruals.
Management confirmed the Hyatt Regency agreement is signed as a franchise, with the building shell handed over by sister company Mindspace on a lease model. The project has received environmental clearances and carries a 36-month construction timeline from receipt of approvals.
Management clarified the inventory reduction from INR630 crores to INR309 crores reflects revenue booking and cost apportionment upon possession handover, with 314 of 321 Koramangala units sold. Collections from under-construction units are held as a liability until accounting is complete, and Phase 2 handover is guided in FY '27.
The capex guidance was raised to ~INR30 billion over FY27-FY29 at the Q1 FY27 call, up from INR25 billion guided earlier, funded largely through internal accruals. The upcoming call is expected to confirm whether the plan is reiterated and whether annual phasing is quantified.
