Mindspace Business Parks REIT owns and leases Grade A office business parks across Mumbai, Pune, Hyderabad and Chennai, and reports into a record Indian office demand cycle with GCCs driving a large share of leasing. The print will speak to the lease-up of the newly acquired Chennai and Hyderabad assets — One Radial at 57% and Commerzone Pallikaranai at c. 70% committed occupancy — and whether distributions sustain the Q1 FY27 run-rate of Rs. 6.67 per unit after a debt-funded acquisition cycle.

Mindspace Business Parks REIT is scheduled to report its Q2 FY 2026-2027 results on November 02, 2026.
The quarter tests whether Mindspace can convert a record office demand cycle into continued NOI growth after Q1 FY27 delivered NOI of Rs. 788 crore, up 27.8% YoY, and the highest-ever quarterly distribution of Rs. 6.67 per unit, up 15.2% YoY. Industry data for the reporting window is supportive on volumes — CBRE put Q3 2026 national absorption at ~21.0 mn sq ft, up 6% YoY, with 9M 2026 absorption at a record ~66.4 mn sq ft — but Colliers flags a split within Mindspace's own footprint, with leasing rising in Hyderabad (+47% to 2.2 mn sq ft) while dropping in Mumbai, Pune and Chennai. On funding, the repo rate was held at 5.25% through the quarter and the REIT allotted Rs. 5,000 Mn of NCDs on August 24, 2026, a backdrop consistent with finance-cost stability after cost of debt was cut to 7.41% p.a.p.m. by March 2026. Power tariffs add mild opex pressure — MSEDCL raised Maharashtra fuel adjustment charges by 20-55 paise/unit from August 2026 — which the Energispace captive-solar platform, incorporated February 4, 2026, is built to offset. Management's open-ended commitments — stable distributions, lease-up of ~1.4 MSF of vacant area, and SEZ-to-NPA conversion revenue unlock — remain the yardstick, with occupancy to be watched against the 95.8% like-to-like base reported in Q1.

Revenue from operations grew 26.2% YoY to Rs. 3,234.2 Cr in FY26, which management attributed to steady occupancy, contractual rental escalations and income from completed and acquired assets. NOI grew faster, up 29.2% YoY to Rs. 2,663.6 Cr.
The REIT added 6.8 MSF of leasable area in/around FY26, including its first third-party acquisition, The Square 110 (Q-City) in Hyderabad for Rs. 495.7 Cr at an 11.6% discount to independent valuation. Post March 31, 2026, it acquired two Chennai campuses — One Radial (51% stake, entirely debt-funded at Rs. 3,000 Cr) and Commerzone Pallikaranai.
Committed occupancy (excluding Pocharam) stood at 95.7% as of March 31, 2026, with FY26 gross leasing of 7.1 MSF and re-leasing spreads of 31.8% on 4.2 MSF. In-place rent rose to ~Rs. 80.4 PSF per month, reflecting mark-to-market capture particularly across Hyderabad and other core micro-markets.
