This quarter's print will speak to whether the Maldives portfolio recovered from the war-driven diesel cost shock and whether India's rate-led momentum in occupancy and RevPAR continued.

The Q2 print is the test of management's promise that a Q3/Q4 peak-season recovery will offset the war-hit Q1/Q2 in the Maldives, with FY27 guidance of low-teen revenue growth and high-teen EBITDA growth conditional on geopolitical normalization. Demand in the Maldives recovered through the quarter — July-September tourist arrivals totalled 527,310, up 9.7% versus the same months of 2024 — but the fuel-cost relief management counted on did not materialise, with Brent averaging $114/b in September and peaking at $131 on September 15 before easing late in the month. A weaker rupee is a partial cushion: USD/INR traded around 95.2-96.6 through the quarter against the Q1 FY27 average of 94.7, and management's stated sensitivity is roughly Rs. 15 crore of EBITDA per Rs. 1 move. In India, the Q1 momentum was strong — occupancy of 67% (up 7pp), ADR up 8% and RevPAR of Rs. 13,154 up 20% — against a 72% short-term occupancy target, with the annuity book steady at an 87% margin and 98% committed occupancy. Watch whether the Maldives margin guidance withheld in Q1 ('It'll all depend on the war situation') is reinstated, and how the Kelzai acquisition (Rs. 281.88 Cr SPA signed July 9, 2026) lands in the quarter's debt and cash position.

The decline was driven by the diesel cost spike from the West Asia conflict, which added Rs. 17 crores of direct cost plus Rs. 2 crores of indirect impact. Management said that excluding the diesel spike, Maldives EBITDA would have grown 10% instead of the reported -32%.
CEO Ranjit Batra has guided to low-teen revenue growth and high-teen EBITDA growth for FY27, conditional on the geopolitical situation normalising. Management has also said Q3 and Q4 peak-season recovery should offset the war-hit Q1 and Q2.
Management has set a short-term India occupancy target of 72%, rising to about 75% over the medium term of 4-5 years. In the Q1 FY27 call, the CEO said occupancy should stabilise 'in high 70s' over time, up from 67% in Q1.
The 104-key asset, acquired in FY26 for Rs. 120 crore, is showing what management called encouraging signs of occupancy and revenue growth, with 60-70 new keys planned toward roughly 200 keys by integrating Sol de Goa. A further Rs. 100 crore of capex is planned over the next 18 months, alongside talks with Hilton for a higher brand within its system.
